Rules & Lease Violations

 

Below are friendly but firm reminders of the following Community Rules that when violated, will be grounds for immediate lease termination:

Disorderly behavior:  Disruptive or disorderly behavior is Not allowed in the community.  Resident, resident's household, and resident's guests are not allowed to loiter on Housing Authority property.  The sale of alcohol, drugs, or drug paraphernalia items that are found in retail outlets is prohibited.  DHA and HUD have developed strict guidelines on criminal or illegal drug activity under the "One Strike and You're Out Policy."  Any criminal or illegal drug activity by you, a household member, or your guest is a violation of the Dwelling Lease and grounds for lease termination and immediate eviction.

Zero Tolerance Policy:  Management has a zero-tolerance policy with respect to violations of the lease terms regarding drug and/or criminal activity.  Residents and/or guests who engage in drug and other criminal activity will face swift terminations and eviction action as outlined in their lease.

Guests:    Guests are NOT allowed to stay/occupy any apartment within DHA for more than fourteen (14) days.  If resident(s) allows any guest to reside in their apartment for more than fourteen (14) days, their lease(s) will be terminated.  Guests and visitors are welcome at Decatur Housing Authority.  A guest or a visitor is a person who is not named in the lease.  Guests and visitors must follow DHA rules.  Each Resident is responsible for the actions of their guest and visitor(s) while on DHA property.  Unless DHA has specifically given Resident prior written permission, no person(s), not named in the lease or any amendments, will be permitted to use or occupy the apartment on any basis for more than fourteen (14) days within a consecutive twelve (12) month period.
