Important Reminders for Our Residents

Reminders:

  • Remember to pay rent on time! 
  • Make sure all porches are free of trash and no items (including furniture and bikes) are permitted to remain on porches.
  • For annual recertification please remember that you will be asked to provide documents that are mandatory here is a list of some items that you will be asked for:
    • State Id and Birth Certificates for all family members in your unit.
    • Check stubs for all working adults
    • SSI or social security statement.
    • 6 most recent bank statements. 
  • Do not put your personal Trash in the construction dumpsters.  These are only meant for construction items.

We have had a change to the number to call in for the Waitlist and Rent line.  To call in and get information as to where you are on our waitlists or to find out your rent information call the new number 470-486-7012.

Also, with the rent information remember that the first information provided is your Current rent only.  The second amount is your total balance due which includes current rent and any past due amounts.

Lastly remember currently our waitlist are closed so if your name is not on our waitlist, we are not accepting new applications.


Housing Choice Voucher (Section 8) Payment Standards

Families participating in the Housing Choice Voucher (HCV) program benefit from a subsidy each month to help pay their rent and utilities. The subsidy varies for each family depending upon the family's size and income.  The U. S. Department of Housing and Urban Development (HUD) has mandated that PHAs in selected metropolitan areas, including Decatur Housing Authority, begin using Fair Market Rents (FMRs) based on zip codes, called Small Area Fair Market Rents (SAFMRs), to establish payment standards. 

In accordance with the federal regulations, housing authorities set payment standards that are between 90 percent and 110 percent of the Small Area Fair Market Rents. The Payment Standard is the maximum amount of assistance a family can receive.

Payment standards are not the maximum rent that can be charged by landlords. This is the maximum amount of assistance a family can receive, but the owner's monthly payment from the housing authority may be different. The amount of rent the family can afford is based on the family's income.  

Regardless of the SAFMR or payment standard, the amount of rent an owner can charge must be "reasonable" in comparison to unassisted rental units in the neighborhood with similar amenities.

Housing Choice Voucher Program (Section 8)

This is a reminder to submit all required documents for your annual recertification:

Income reporting: ALL income must be reported, including Child Support, Social Security, SSI, Wages from a job, self-employment or business income, unemployment benefits, pensions, retirement income, disability income, income earned from assets, or TANF.  This includes income from head-of -household, all adult (18 years of age and older) household members, and social security/SSI benefits received on behalf of minors.  HUD has a system in place, called EIV (Enterprise Income Verification System), that provides income information to housing authorities from the Department of Labor and Social Security.

You will be asked to provide the following documents for your recertification:

  • Current Photo Identification
  • Employment Verification (4-6 most recent check stubs in consecutive order)
  • Social Security or Supplemental Security Income (SSI) Benefits award letters for adults and minors, if applicable
  • TANF
  • Pension/VA Benefits/Retirement/Disability
  • Child Support
  • Unemployment
  • Contributions (statement must be notarized by contributor)
  • Documentation of gross income and business expenses (if you are self-employed)
  • Any other income sources not listed above
  • Reloadable debit, VISA, or MasterCard statements if applicable for income verification

You must also provide your most recent IRS Tax transcript or Non-Filing letter for all adult members of the household.

DHA offers New scholarships to Resident High School Seniors an opportunity for a scholarship and all continuing college students a continuing scholarship.  Only requirement is to reside in Allen Wilson or Trinity Walk apartments.

This is for DHA students entering grades 1-5 in Fall 2022.  Time is from 8:30am-3:30pm.

S.T.A.R. Academic Summer Camp takes place at The Community Center, located at 481 Electric Ave.  USDA lunches and snacks are provided daily.  Campers will swim three days a week at Ebster Pool!


Maintenance Tips

Maintenance Tips

Here are some helpful maintenance tips:

  • Do you have a water leak in your sink or is your toilet leaking?  There is a water shut off valve under the sinks and behind the toilet that you can turn off the water to prevent more damage.  Then call in your work order.  Maintenance will turn the water back on and test for leaks once repaired.
  • Do you have a bug or roach problem call in a work order immediately!  The longer you wait to report this problem the bigger the problem gets!
  • To save on your power bill set the thermostat between 72 and 74 and leave it on.  It cost more when you turn the thermostat on and off.
